Gilbert Neighborhood Guide

Living in The Islands

The Islands is one of Gilbert's original lake communities. About 80 acres of lakes wind through the neighborhood, and hundreds of homes sit right on the water, on streets with names like Lobster Trap and Surfside.

If you want to keep a boat in the backyard without leaving town, this is one to look at. Here's what to know.

The Real Estate Rundown

Buying a home in The Islands

These are the details I walk through with every client before we write an offer here.

  • Plan for home age. Many homes date to the late 1980s and 1990s. Look closely at roof, plumbing, electrical, and AC age.
  • Waterfront vs. off-water. Water views come with a price difference. Compare both before deciding.
  • Ask about boat rules. Find out what kinds of boats and docks are allowed and who maintains the shoreline.
  • Check every HOA. Some sections have their own association on top of the community association.
