This Sunday, half the country “falls back” and loses an hour of sleep figuring out which clocks change on their own. Not us. Arizona skips daylight saving time, so while everyone else is grumpy about their microwave clock, we’re just enjoying the fact that it’s finally patio weather in Gilbert.
Late October is my favorite stretch of the year here. The pools are still warm, the mornings are cool enough for a jacket (sort of), and every weekend has something going on. It’s also a great time to get your house ready for the season, whether you’re staying put, thinking about selling, or starting to shop for your next place.
Here’s what I’m seeing in the Gilbert market, what’s happening around town this weekend, and a fall checklist built for Arizona homes, not the ones in the Pinterest pins with falling leaves and snow shovels.
What the Gilbert Market Is Doing Right Now
The short version: steady, not frantic. In September, the median sold price for a single-family home in Gilbert was about $584,000, up roughly 2% from a year ago. Price per square foot came in around $293, compared to $282 last September.
The bigger story is speed. Homes that sold in September spent an average of about 62 days on the market, down from 82 days a year earlier. So buyers are out there and they’re making decisions a little faster than last fall.
What that means for you:
- If you’re selling, pricing and presentation still decide everything. The homes moving fastest are the ones that are priced right on day one and look great online. The ones sitting are usually overpriced or need a little work.
- If you’re buying, you still have room to negotiate on a lot of homes, especially the ones that have been listed for a while. Being pre-approved and ready to move is what gets you the good ones.
Every neighborhood moves a little differently, so if you want the numbers for your street, check your home’s value here or just text me.
What’s Happening in Gilbert This Weekend
SanTan Village Art & Wine Festival (Saturday and Sunday, October 31 and November 1, 10am to 5pm). Local artists, Arizona wineries and breweries, and artisan food makers, all outdoors at SanTan Village. Admission is free, and tasting tickets are sold separately for the 21+ crowd. Go early, grab a coffee, and stroll before it gets busy.
Halloween night (Saturday). Halloween lands on a Saturday this year, which means the neighborhoods are going to be packed. If you’re house hunting, this is honestly one of the best nights to drive through a neighborhood you’re considering. You’ll see how many families live there, how the streets feel at night, and which houses go all out with the decorations.
BARKtoberfest (Saturday). A dog-friendly fall event here in Gilbert. If your pup has a costume, this is the place to show it off. Check the event listing for times and location before you head out.
Looking a little further out, Gilbert Days usually rolls around in late November with the parade, rodeo, and festival. Keep an eye on the Town of Gilbert’s calendar for this year’s dates.
Your Arizona Fall Home Checklist
Fall here isn’t about raking leaves. It’s about recovering from summer and getting ready for our version of winter. Here’s what I’d tackle this month:
1. Adjust your irrigation timer. Your landscaping doesn’t need summer watering anymore. Cutting back now saves water and money, and it keeps you from drowning plants that are slowing down for the season. If you’re not sure how often to water, the Town of Gilbert and SRP both publish seasonal watering guides.
2. Service your HVAC and swap the filter. Your AC just ran a marathon. Have it checked now, before you need the heat on those surprisingly cold January mornings. A fresh filter is the easiest win in homeownership.
3. Turn down the pool pump hours. Cooler water means you don’t need to run the pump as long. Fewer hours means a lower electric bill, and your pool will be just fine.
4. Look at your roof and gutters. Summer heat is rough on tile underlayment and shingles, and monsoon storms can loosen things you can’t see from the ground. Have someone take a look before our winter rains show up.
5. Seal up for scorpion season. As it cools off, critters start looking for a way in. Check weather stripping on doors, seal gaps around pipes and windows, and talk to your pest company about a fall treatment.
6. Freshen up the front of the house. This is the perfect time to plant winter annuals, swap in a new doormat, and touch up the front door. If you’re thinking about listing in the new year, curb appeal work done now pays off later, because the first impression happens online before anyone walks up your driveway.
Thinking about selling this winter or next spring? A few of these small fixes now can make a real difference in how fast your home sells and what it sells for. My seller page walks through exactly how I prep and launch a listing, including Zillow Showcase.
